What is a Golden Visa?

For Non-EU Buyers

If you are a non-EU investor who buys a property of at least 500.000€ in Spain, you will be able to apply for the Golden Visa.

With this Golden Visa you will be able to obtain Spanish Residency for yourself and your family which will make you an EU resident who can enter freely in the Schengen Area (Spain, France, Germany, Austria, Belgium, Denmark, Estonia, Finland, Greece, Hungary, Iceland, Italy, Latvia, Lithuania, Czech Republic, Liechtenstein, Luxemburg, Malta, Netherlands, Norway, Poland, Portugal, Slovenia, Slovakia, Sweden and Switzerland).

This Golden Visa will give you the ability to reside in Spain/Schengen Area during the whole year instead of the usual period of 90 days for non-residents.

But there is no minimum stay required and you can keep your tax address outside of Spain. 

In order to be able to enjoy the benefits of this Golden Visa there are the following criteria to keep in mind :

  • you must buy a Spanish property of at least 500.000€ (excluding taxes and costs) 
  • 500.000€ is the amount you wil have to have available yourself and if you invest for more than 500.000€ you will be able to apply for a mortgage for the amount above the required minimum purchase amount.
  • the funds used to purchase the property come from transparent sources and will have to pass a standard check for money laundering.
  • you and your family don’t have a criminal record in Spain or in the last 5 years elsewhere.
